
a 550-acre estate in Montecito where thirty-eight cottages, rebuilt after the January 2018 mudslide, include breakfast, lunch and dinner in the nightly rate






On 9 January 2018, a mudslide cut through the estate. A sandstone boulder that stopped fifteen centimetres from the old adobe was left where it lay; the cottages reopened on 17 March 2019, after fifteen months of closure.
The rate is the main caveat: Tripadvisor shows 3,429 to 5,503 USD a night for a standard room. Meals are included, alcohol is not, and the Forbes Travel Guide has gone from five stars to four.
According to the operator's website, the Franciscans named the place in the late eighteenth century, the Mission fathers built the adobe there in 1825 and the estate became a citrus ranch harvesting about 300,000 oranges and 100,000 lemons a year. The sandstone cannery dates from 1889, the manor house, the Hacienda, from 1892, and the hotel opened in 1893. Wikipedia dates the adobe to 1828, the operator to 1825: the two sources differ by about three years.
Ty Warner, owner of Ty Inc., acquired the estate in 2000 according to Wikipedia. After the mudslide of 9 January 2018, the rebuild was entrusted to Appleton Partners, with Ken Mineau acting as architect in charge of the project, according to Luxe Interiors + Design magazine; the same source describes eighteen months of works, about 250 subcontractors a day, old oak floors and limestone slabs re-catalogued and relaid, 400 olive trees and oaks replanted and a retention basin enlarged above the ranch.
The number of keys is the subject of a clear contradiction. The body of the "Cottages" page on the operator's website gives thirty-eight accommodations; the meta description of that same page gives 41. The Michelin guide, Leading Hotels of the World and the Forbes Travel Guide use thirty-eight; Wikipedia, Tripadvisor and Trip.com use forty-one. Three categories are offered, studio, one-bedroom suite and two-bedroom suite, to which are added two signature cottages: Kennedy, 2,700 square feet or about 251 m², and Warner, 6,000 square feet or about 557 m², with a private heated 33-foot pool, about 10 m.


The operator's website lists an outdoor pool heated to 82 °F, about 28 °C, a gym open 24 hours a day, yoga, pétanque, mini-golf, bicycle hire, sound baths and access to 17 miles of trails, about 27 km. The Salon and Spa offers massages and Yon-Ka treatments, along with a hair salon presented as the only one in the area to work with Shu Uemura products. None of it is included: the 60-minute massage is listed at 275 USD, the 90-minute one at 375 USD, a women's cut at 135 USD.
On the dining side, the Stonehouse menu is served in the 1889 sandstone citrus cannery; the operator claims the Wine Spectator Grand Award, which the Forbes Travel Guide dates to 2014. The Speakeasy opens every evening at 5pm with live music from 7pm to 10.30pm, and the operator presents it as one of the Forbes Travel Guide's 37 Star Bars worldwide. The cellar comes with three different figures: 16,000 bottles according to the operator's website, 15,500 bottles from 70 regions according to the Michelin guide, 12,000 bottles across 2,100 labels according to the Forbes Travel Guide.
What is included is also a source of confusion. The site's "Cottages" page lists "Complimentary Dining (excludes alcohol)" and the "Dining" page states that the Stonehouse is included in every stay; the Forbes Travel Guide sets out the scope, namely breakfast, a one-course lunch and a two-course dinner. The FAQ on the same site mentions no meals at all and says the rate covers parking, wifi, housekeeping and turndown service, "with taxes the only item added". Charged on top: alcohol, the Ty Warner Wine Collective tasting classes, from 245 to 675 USD per person, and 250 USD per stay for a pet.


The estate occupies San Ysidro Lane, in the hills of Montecito, an unincorporated community in Santa Barbara County. The postal address used by the operator is Santa Barbara, CA 93108; Tripadvisor and Trip.com place the property in Montecito. According to the operator's FAQ, the beach is 5 minutes away by car and central Santa Barbara 10 to 15 minutes. A gatehouse screens the entrance and admits only hotel and restaurant guests.
Around it, the site advertises 17 miles of trails, about 27 km, including those of the San Ysidro Trail towards the waterfalls, as well as access to the private golf course at the Montecito Club, boat outings and bicycle hire. The Michelin guide lists several Montecito restaurants in the immediate vicinity, including Caruso's and AMA Sushi at the Rosewood Miramar Beach.
Recent news: the Michelin guide includes the property in its hotel selection, atmosphere "Traditional Elegance and Quiet", without awarding it a Key, and the operator displays the "MICHELIN Guide 2025 Selected" label on its home page. One discrepancy to note: the site's "Awards" page still mentions a "Forbes Five-Star Resort" dated 2022, while the Forbes Travel Guide awards four stars in the 2026 edition. The Stonehouse appears in the Wine Spectator Grand Award 2026 list and in the Star Wine List 2026 selection according to that same page.


The operator states in its FAQ that there is no resort fee and no booking fee, with parking and wifi included and only taxes added to the rate: a rare positive at this level, but one that has to be set against the rest. A pet costs 250 USD per stay. Alcohol is never included, even when meals are. The Forbes Travel Guide reports a two-night minimum at weekends, Saturday compulsory. Cancellation is possible 14 days before arrival, 30 days over the holiday period, and the Kennedy and Warner cottages are non-refundable from the moment of booking. The minimum check-in age is 18. Sources contradict each other on several points: thirty-eight keys according to the body of the operator's page, the Michelin guide, Leading Hotels of the World and the Forbes Travel Guide, against 41 according to Wikipedia, Tripadvisor, Trip.com and the site's own meta description; 550 acres according to the operator, 500 acres according to Wikipedia; 18 cottages damaged in 2018 according to KEYT, 21 damaged of which three destroyed according to the Santa Barbara Independent; check-in at 4pm according to the operator, 2pm according to Trip.com; and above all a "meals included" status asserted on the Cottages and Dining pages but absent from the FAQ. The rates themselves range from 3,429 USD on Tripadvisor to 4,330 USD on Trip.com for the same entry-level category, and we found no Booking.com listing allowing an independent comparison. Finally, the Tripadvisor rating of 4.6 out of 5 from 568 reviews places the property twentieth out of 58 hotels in Santa Barbara, a modest ranking given the price, and the negative reviews focus mainly on inconsistent service and on private weddings not flagged at the time of booking.

The nearest airport is Santa Barbara Municipal Airport. The operator's "Contact and Directions" page places the estate less than 15 miles away, about 24 km; its FAQ gives 20 to 25 minutes by car, while the Michelin guide gives about 15 minutes. From Los Angeles, the operator counts two hours on the US-101, the Michelin guide an hour and a half; the distance from LAX is about 155 km. Allow the same order of magnitude from Hollywood Burbank.
No shuttle service is offered, according to the FAQ; the hotel arranges transfers on request, and taxis and ride-hailing services cover Santa Barbara and Montecito. The Amtrak station in Santa Barbara, served by the Pacific Surfliner, is about 9 km away, but the final climb up San Ysidro Road and San Ysidro Lane has to be done by car. Parking is free: each cottage has its own space outside the door and a charging point, and valet parking is free for guests of the Stonehouse and the Speakeasy.
